The Mall - Winchmore Hill

Loft Conversion Plans 4 U is proud to announce that working with Effie was a great experience in fulfilling her needs in design. Our Designer created drawings for a Single Storey Rear Extension and applied for Planning Permission. After a long wait of 8 weeks, the council came back with a granted decision the first time around. Portico Design & Build Ltd then carried out the works which took around 2.5 months for a completed showroom finish. Effie then decided to approach Homebuilding & Renovating magazine and to her surprise got a massive 8-page article based on her ideas and modern concepts. We want to share this storey on with you for your own interest. Loft Conversion Plans 4 U produced all the structural elements within this project to create the new layout to achieve a completely new feel and living use of the property.

The Mall

Livingstone Road - New Southgate

Livingstone Road Was a combination of L-Shape Dormer to a Victorian house creating 2 additional bedrooms on the new second-floor level and a ground floor single-storey rear extension. Haicad Ltd Produced the Structural calculations for all the steelwork within the loft space and areas on the ground floor as major internal walls were removed. Below are some photos for review of what can be done to achieve a new feel of living to a normal dated Victorian property. This project was completed within 4 months and the builders were Proactive Install Ltd. London Building Control were the appointed approved inspectors overseeing the works as opposed to the local authority due to their bad reputation.

Aubery Road - Crouch End

Lean too side extension single storey on this traditional Victorian 3 bedroom house based in Crouch End. Loft Conversion Plans 4 U produced the structural engineering design and calculations for the removal of all load-bearing walls. From the before and after images you can already see the difference when opening up the side Kitchen wall to create a wider ding and kitchen area. In the Victorian times, they were happy with the gully kitchen layouts all houses had, now rolling forward 200+ years we need for our new kitchen island.
